Design and construction of a single level basement forming two bedrooms, ensuite bathroom, storage and kitchen.

Ground and first floor extensions forming triple garage, guest bedroom suite and first floor garden terrace. Internal refurbishment to include replacement floor and roof structure together with replacement windows and doors throughout. Design, supply and installation of fitted furniture including Bookcases and Kitchen. The houses within Wallgrave Road were originally constructed by the Wallgrave family who were local landowners during the mid-19th-century. The properties were initially occupied by a mixture of local shop owners and tradesmen who came to be employed by the occupants of grander homes located within South Kensington & Holland Park.

About this project

The Clients initial purchase of the property was motivated in part to house a collection of vintage motor cars.

The house had been subjected to a number of uncoordinated extensions over several decades leading to a confused external appearance for what was a landmark property. Cranbrook were approached by the Client to review the entire property with the intention of delivering a fluent and optimised internal layout which would meet the needs of his family. Additional floor space was required and this would be achieved by the creation of a single level basement in tandem with aboveground extensions.

Working in close collaboration with the Client, a process of design development took place, culminating in the submission of a planning application to the local planning authority. Cranbrook successfully obtained both planning approval and conservation area consent which the project to move forwards with the service of party wall documentation and the development of a detailed structural design.

The construction process began with the demolition of approximately 30% of the original property followed by the construction of the basement.

Works moved on to include the replacement of all internal services closely followed by the installation of new bathrooms, total replastering and installation of fitted furniture.

This project was carried out on a turnkey basis with all design and construction work being undertaken by Cranbrook.
